Most property owners have a vendor phone list they keep handy when it comes to the basic apartment maintenance like a plumber, painter, and gardener, but have you ever thought of adding a biohazard company to
that list? What if something unexpected happens at your property like a sudden death in a rental unit, a violent crime is committed, or you discover a hoarding tenant?
Recently, Apartment Age magazine had a conversation with Alan Cohen, the Chief Executive Officer and Owner of Bio SoCal, Southern California’s top biohazard remediation company. Alan began his career in Fortune 100 corporate executive roles and then transitioned into the biohazard remediation business. Alan said that he got into the biohazard remediation business mainly to help people through extremely difficult and challenging situations.
As a biohazard remediation company, Bio SoCal cleans-up and removes all evidence of bodily fluids and materials, such as blood and feces blood following accident, suicide, medical trauma, a crime scene, extreme tenant hoarding or pet urine and feces. Locally owned, operated and fully licensed by the California Department of Public Health (TSW 16 & 493) and IICRC Certified Firm for Trauma and Crime Scene Clean-up, Bio SoCal is available any time of day, 24 hours a day, 7 days a week, and no matter when a client in need calls, Alan is there and the only one who answers the phone – never a voicemail or an answering service.
When should you call a biohazard company? “California is the strictest of the states when it comes to biohazard clean-
up. If you have a tenant in your property that’s deceased due to natural causes or suicide, or a crime scene, it’s definitely a reason to call us. You shouldn’t call your maintenance team in these situations because they’re not professionally trained by Osha or public health,” said Cohen.
The company provides free estimates and by having homeowner’s insurance you may be covered for cleaning and decontamination of biohazards from a suicide, death, or crime scene. Cohen helps property owners file their insurance claim and guide clients through the process, from start to finish.
As an active Business Council Member of the Apartment Association of Greater Los Angeles for more than seven years Cohen says, “I joined the AAGLA for business development and to provide services, to meet other vendors, and to stay in touch with property managers and owners.” Cohen has participated in webinars educating property owners about death in a unit and hoarding tenants. “I participate in AAGLA webinars to promote the business and raise awareness for property owners, so they know what to do if an event like this happens,” he said.
Property owners should consider including a biohazard company to their vendor list, because you just don’t know when an unexpected event can occur. For more information, go to www.biosocal.com or call Alan at (818) 839-9000 – no matter the time of day, Alan will answer your call.
